Vita Attiva at South Creek, a development for active adults 55 and older, is under construction just east of Pilot Knob off County Rd 50 in Farmington, Minnesota. The project is a unique one for active seniors looking to buy into a community in our market, said Janis Powers, listing agent with Edina Realty.
“We’re not seeing 55-plus communities that have this level of amenities,” she said. “A lot of builders are creating similar 55+ communities in the Twin Cities, but these amenities are very attractive to this age group.”

Vita Attiva offers a wide range of floorplans, with one-story townhomes or detached villas ranging anywhere from 1,170 to 2,460 square feet. That one-level living is extremely attractive for older buyers in today’s market, Powers said.
The association-maintained community will also appeal to potential residents by offering an unmatched suite of on-site amenities. Vita Attiva offers a clubhouse with a fitness room, sauna, billiards room, speakeasy and meeting rooms that could host any number of social events or groups. Outdoor attractions will include beautiful landscaping, tennis and pickleball courts, a trout stream, and walking trails to be extended to the west end of the property by Dakota County.
Vita Attiva resembles the communities where some Midwesterners spend their winters, with the easy lock-and-leave they prefer. Snowbirds can feel confident leaving their homes for months at a time to vacation during the colder months, without worrying about their snow and lawn care.
“This is the type of neighborhood we’re used to seeing in Arizona, Florida or Texas, where folks vacation,” Powers said. “To have it in Minnesota is rare. Those who have found the community have told us, “This is what we’ve been hoping to find.’”
Potential buyers at Vita Attiva will be able to choose from three floorplan options for the side-by-side townhomes and seven floorplans for the detached villas. Pricing starts at $330,000 for the townhomes and $470,000 for the villas. With an estimated completion in 2025, Vita Attiva will include 189 homes.
