How to prepare for the closing table

How to prepare for closing table

The buyer, seller, their real estate agents and an Edina Realty Title closer (escrow agent) will likely be present at the closing table. The closing process usually takes an hour.

During the closing process, the buyer and seller will review and sign all the relevant closing papers. After the buyer provides wired funds for the down payment and closing costs, they receive the keys to their new home. The seller leaves with the net proceeds of the sale.

Buyers should bring:

  • A valid photo ID
  • Social security number
  • Wired funds from your bank for the amount specified in the most recent Closing Disclosure form you received from your loan officer or lender
  • A checkbook (in case of other charges)
  • New homeowners/hazard insurance binder and paid receipt if not previously provided to your lender (Learn about Edina Realty Insurance.)

Sellers should bring:

  • A valid photo ID
  • Social security number
  • All keys, garage door openers and codes, alarm system combinations
  • Code compliance, if applicable
